Landscaping in New Tampa covers beds, sod, pavers, artificial turf and lighting, and Medscapes designs and builds all of it from its base in Wesley Chapel. New Tampa is a City of Tampa neighborhood, but a Tampa mailing address does not prove a parcel is inside city limits, so your parcel decides who sets watering days and permits. If your community has an association, its review is a separate approval. Doug Wilson, our Director of Operations, walks every yard and writes every quote himself.

What we build

What we build in New Tampa, and which rules touch each job

Each service below notes where the City of Tampa line, Hillsborough County or an association changes what the job needs.

Which side of the line

A Tampa mailing address does not put your New Tampa parcel inside city limits

New Tampa is a City of Tampa neighborhood, but the City's own page says many Hillsborough County addresses include Tampa and not all of them fall inside city limits. Look up your parcel on the City's Address Look-up map before you pick a watering day or a permit.

Inside City of Tampa limits
The City's watering schedule applies. As of October 2026, a single-family or duplex driveway goes through City plan review, and removing a protected tree, such as an oak, pine or elm above 5 inches across at 4.5 feet, needs a City permit unless an exemption applies. Medscapes offers tree consultations.
Unincorporated Hillsborough County
Hillsborough County's watering schedule applies. For a driveway or a tree, ask Hillsborough County which permit your job needs before work starts.

For the rest of the county, see the Hillsborough County page.

Your New Tampa watering day, and the schedule for new sod

As of October 2026, lawns get one watering day a week, and the last digit of your street number sets it. The City of Tampa sets the day inside city limits, and Hillsborough County sets it for unincorporated addresses. Both pages use the same chart: a number ending in 0 or 1 waters on Monday, and one ending in 8 or 9 waters on Friday. The Hillsborough County watering guide lists the day for each street number.

Water once on your day, before 4 a.m. or after 8 p.m. Inside city limits, a lot of one acre or more may water in both windows on its day. You can hand water plants other than lawn, such as new bed plantings, before 8 a.m. or after 6 p.m. Inside city limits that works any day, once a day.

For new sod, inside city limits the City tells you to follow the 30-day establishment schedule from UF/IFAS, as of October 2026. The 4 a.m. to 8 p.m. ban stays in place while you water new sod in, and after the schedule you water only on your designated day and hours. The two pages do not give the same length, and neither explains the difference, so confirm with the authority that sets your days. In unincorporated Hillsborough County, the county's page gives new sod and landscaping 60 days: any day for the first 30, then three set days a week for days 31 to 60 (Tuesday, Thursday and Sunday for even-numbered addresses, Monday, Wednesday and Saturday for odd-numbered ones), always within the allowed hours. The new sod watering guide gives the UF/IFAS schedule by stage.

UF/IFAS Extension Hillsborough County says replacing a lawn with new sod is usually more practical when bare spots or other damage cover 30 percent or more of it. Its steps include a soil analysis before planting, then amendments such as compost where organic matter is low. Rototill 6 to 8 inches after you mark utilities and irrigation lines. Medscapes lays St. Augustine, zoysia and Bermuda sod.

Association approval is separate from any City permit

If your community has a homeowners' association (HOA), it reviews the exterior changes its documents cover and goes no further than they allow. The City of Tampa says a City building permit does not mean the work complies with private deed restrictions, and section 720.3035 bars an association from requiring a government building permit before it reviews your plan. Send the plan to your association while the permit is in progress.

Yard projects and what an association can do about them, as of October 2026
ProjectWhat the association can doWhat the law says
Florida-friendly landscapingCan review the plan, but cannot ban the styleDocuments may not prohibit it (sections 373.185 and 720.3075)
Artificial turf out of sightCannot refuse it, unless a law or ordinance bars itSection 720.3045 protects turf not visible from the parcel's frontage, an adjacent parcel, an adjacent common area or a community golf course

New Tampa questions: the city line, your watering day and your association

Not answered here? Call (813) 382-5801 or book a free on-site estimate.

Is my New Tampa address inside City of Tampa limits?

A Tampa mailing address does not settle it. The City says many Hillsborough County addresses with Tampa in them fall outside its limits. Look up your parcel on the City's Address Look-up map.

My New Tampa home is outside city limits. Whose watering days do I follow?

Hillsborough County's. As of October 2026, unincorporated addresses water one day a week, set by the last digit of the street number, through March 31, 2027, before 4 a.m. or after 8 p.m. The Hillsborough County watering guide lists the days.

My address says Wesley Chapel but I am near New Tampa. Whose watering days apply?

Wesley Chapel is in Pasco County, so Pasco County sets the days. The Pasco County watering guide lists them, and the Wesley Chapel page covers local rules.

Does a City of Tampa permit mean my New Tampa HOA has approved the work?

No. The City says its permit does not mean the work complies with private deed restrictions. An association may not require a government building permit before it reviews your plan, so you can send the plan to both at once.

What should I have ready for a New Tampa estimate?

Your street address, so you can check the parcel on the City's Address Look-up map. Your association's declaration and landscape guidelines, if you have an association. A note on any large tree near the work, because the City's tree page covers protected trees inside city limits.

Does Medscapes work in New Tampa, and is the estimate free?

Yes. Medscapes works in New Tampa and across Hillsborough County; the Hillsborough County page lists the rest of the county. The estimate is free and on site. Medscapes is licensed and insured, with references available on request.
