Medscapes is a landscaping company working across Hillsborough County, Florida, a short drive south from our base in Wesley Chapel. In Tampa, New Tampa, South Tampa, Lutz, Westchase and Carrollwood we design and install planting beds, new sod, paver patios and walkways, landscape lighting and drainage, and offer full-service maintenance on 40-week and 50-week plans. Doug Wilson, our Director of Operations, walks every yard and writes every quote himself.

Where we work in Hillsborough County

Hillsborough runs from the Pasco line down to Tampa Bay, and the climate changes along the way. Inland areas sit in USDA hardiness zone 9b; South Tampa, closer to the bay, is 10a, so a planting plan that suits Lutz can look different near Bayshore.

Hillsborough County watering schedule: city and county rules

As of October 2026, all of Hillsborough is under the Southwest Florida Water Management District's water shortage order, which runs through March 31, 2027. Lawns may be watered one day a week, set by the last digit of the address, and sprinklers may run only overnight on that day.

Tampa has kept watering limits in place year-round for decades, so city rules stay even when the District order ends.

What we design and install in Hillsborough County

Lawn and tree rules in Hillsborough County

Both the City of Tampa and unincorporated Hillsborough ban nitrogen and phosphorus fertilizer on lawns and landscapes from June 1 through September 30. In the unincorporated county, no nitrogen goes on new sod for 30 days, and a 10-foot fertilizer-free zone runs along any water. Medscapes does not apply fertilizer or pesticides; for those, use an FDACS-licensed provider.

In unincorporated Hillsborough, yard trees 12 inches in diameter and larger in a subdivision need a county permit before removal, and Grand Oaks must be preserved unless the county authorizes otherwise. Medscapes does not remove trees; we offer tree consultations, and tree work goes to a subcontractor.

We pull the permits your job needs and call Sunshine 811 before digging on every job that needs it.

Are Tampa's watering rules different from Hillsborough County's?

The watering day is the same, set by the last digit of your address under the District order. The city and the county differ on hand-watering hours, new-lawn schedules, reclaimed water and penalties; the table on this page sets them side by side, as of October 2026.

Can my HOA make me replace plants during the water shortage?

Not while the order lasts. The District order says no HOA or other entity shall enforce community standards that would increase water use, including replacing plant material to meet a look. Florida law also bars an HOA from prohibiting Florida-friendly landscaping.

Do I need a permit to remove a tree in Hillsborough County?

In unincorporated Hillsborough, a subdivision yard tree 12 inches in diameter or larger needs a county permit, and Grand Oaks are protected. Medscapes offers tree consultations; tree work goes to a subcontractor.

Which grass works in a shady Tampa yard?

UF/IFAS rates St. Augustine and zoysia good to excellent in shade, depending on the cultivar, and Bermuda poor. We install all three, and Doug matches the grass to your sun and use on the walk-through.
