Medscapes does landscape renovation and installation in Tampa, Wesley Chapel and across Tampa Bay, for anything from a single new bed to a full landscape construction job. We clear out tired planting, fix the grade and drainage, and build new beds, sod, pavers and lighting as one project. Doug Wilson walks the property first and quotes it himself, and our own crew does the work.

What residential landscape installation includes
Depending on the size of the job, we handle:
- Clearing out old plants, worn mulch or rock, and debris, all hauled away
- A sprinkler check before planting: we run each zone and mark where coverage falls short
- Grading and drainage that carry storm water away from the house and off the beds
- New bed lines, shaped and edged to suit how you use the yard
- Palms, shrubs and groundcover chosen for the light and soil in each spot
- Mulch or rock to finish the beds
- Sod in St. Augustine, zoysia or Bermuda where the plan includes lawn
- Pavers, walls, fire pits and landscape lighting, built in the same job
Landscape renovation: signs your beds need more than mulch
Fresh mulch makes a tired bed look better for a season. When you see these, the bed needs rebuilding:
- Shrubs over the windows and walk
- The planting has outgrown its spot, and pruning no longer keeps it in bounds.
- Water standing after storms
- Puddles against the house or across a bed point to the grade, so we fix that before replanting.
- Grass that fails in the same spot
- Deep shade or a worn path often suits a planting bed better than another round of sod.
- A yard that no longer fits your life
- You want room for a patio, a path to the side gate or a corner for the dog.
A renovation deals with the cause first and replants second, so the new beds do not repeat the old problems.

Refresh, renovation or full build: which does your yard need?
Landscape jobs come in three broad sizes, and the right one depends on what is failing:
| Job | Suits a yard where | What comes out | What goes in | How it is planned |
|---|---|---|---|---|
| Bed refresh | The layout still works, but plants have died back, thinned or outgrown their spot | Dead and overgrown plants, worn mulch | New plants in the existing bed lines, fresh mulch or rock | Doug's walk-through and a written quote |
| Landscape renovation | Beds sit in the wrong places, the planting is past saving, or water stands after storms | Most or all of the old planting, mulch or rock, and any failing turf | New bed lines, grading, plants matched to each spot, sod where needed | A hand sketch, free once the project is approved |
| Full landscape build | A newly built home, a bare yard, or a property you want to start over | Debris and anything in the way of the plan | Grading and drainage, pavers or walls, beds, sod and lighting | A 2D or 3D design, priced per project |
What Tampa Bay soil, seasons and rules mean for a new landscape
A landscape here has to cope with sand, summer downpours and dry winters. What we plan around:
- Sand under the mulch
- UF/IFAS describes most Florida soil as sand that holds little water or nutrients, so we loosen and amend bed soil where it needs it before planting.
- Three zones in one bay
- The USDA map puts Wesley Chapel, Lutz and Land O' Lakes in zone 9b, South Tampa and Clearwater in 10a, and downtown St. Petersburg in 10b. A plant list that suits one end of the bay may not suit the other.
- Wet summers, dry winters
- SWFWMD counts June to September as the rainy season, with about 60 percent of the year's rain; October to May averages about 3 inches a month. Beds need a grade that sheds summer storms, and plants set in the dry months lean on your watering.
- Right Plant, Right Place
- It comes first among UF/IFAS's nine Florida-Friendly Landscaping principles: each plant goes where its light, soil and room suit it.
- Protected trees in Tampa
- Inside City of Tampa limits, taking out a protected tree such as an oak, pine or elm over 5 inches across at 4.5 feet needs a permit, and so does pruning any tree 24 inches across or larger. We plan new beds around the trees you keep.

Watering new beds and sod under the current order
As of October 2026, the Southwest Florida Water Management District (SWFWMD) water shortage order holds established lawns to one watering day a week through March 31, 2027. New plantings get extra days while they root, as long as you keep a written watering schedule.
Pasco and unincorporated Hillsborough
- New plants and sod, days 1 to 30: water any day of the week.
- Days 31 to 60: three days a week, with even addresses on Tuesday, Thursday and Sunday and odd addresses on Monday, Wednesday and Saturday.
- Shrubs and bed plants, not lawn: hand watering, micro-irrigation or a soaker hose on any day, before 8 a.m. or after 6 p.m.
City of Tampa and Pinellas
Inside City of Tampa limits, new landscapes follow a 30-day establishment schedule, and hand watering of ornamentals runs midnight to 8 a.m. or 6 to 11:59 p.m., once a day. Pinellas County Utilities customers have their own watering days, and St. Petersburg and Clearwater water customers follow their supplier's rules.

Pavers, walls and lighting, built with the planting
Hardscape goes in before the last plants, so a finished bed never gets dug up for a patio.

Pavers and walls
Paver patios, walkways and driveways, travertine, permeable pavers, seat walls and retaining walls, plus sealing for pavers already down.
Fire pits
A fire pit built into the patio plan, placed with the seating and the planting around it.
Landscape lighting
Lighting and moonlighting with VOLT and Garden Light fixtures. Ask for a night lighting demo before you decide.

Landscape renovation questions
Not answered here? Call (813) 382-5801 or book a free on-site estimate.
What is the difference between landscape design and landscape installation?
Design decides what goes where; installation builds it. If you want the plan worked out first, start with landscape design. This page covers the build, and the same team can do both.
What affects the cost of a landscape renovation?
It depends on the size of the beds, how much old planting comes out, the size and number of new plants, any pavers, walls or lighting, grading or drainage work, and how easily equipment reaches the yard. The on-site estimate that sets the price is free.
How long does a landscape installation take?
It depends on the scope: one new bed is a far smaller job than a full yard with grading, pavers and sod. Permits, HOA review and the summer storm season can add time, so ask about the order of work at the estimate visit.
Do I need HOA approval to re-landscape?
Check your HOA's rules before work starts. State law bars HOAs from prohibiting Florida-friendly landscaping (FS 373.185), but it does not let owners ignore every landscape rule. As of October 2026, while the SWFWMD water shortage order lasts, an HOA cannot enforce standards that would raise water use, such as replacing plants to keep up appearances.
Can you plant new beds during watering restrictions?
Yes. New plantings get extra watering days while they root, and the watering section above sets out the rules for your address as of October 2026.
Do you install irrigation for new beds?
No. We don't install or repair irrigation systems; that work needs a licensed irrigation contractor. We lay out new beds around the watering you already have.
Do you take out old trees during a renovation?
We don't cut trees down ourselves. A subcontractor we arrange does that work, and tree consultations are ours, so Doug can help you decide which trees stay and plan the beds around them.
