Where we work in Pasco County
We work in four Pasco County towns, each a short drive from our base. Every job starts the same way: Doug walks the yard with you, hears what you want from it and writes the quote himself.
- Wesley Chapel
- Our home base, inland in USDA hardiness zone 9b, where plants have to handle the occasional winter cold snap as well as summer heat. See our Wesley Chapel page.
- Land O' Lakes
- Many homes sit near one of the area's lakes, where the Florida-friendly principle of protecting the waterfront shapes what goes in near the shore.
- Odessa
- Some lots here run to an acre or more, and under the District order a lot that size may use both night watering windows on its day.
- Trinity
- West Pasco, toward the Gulf side of the county, on the same address-based watering day as the rest of Pasco.
How often can you water a Pasco County lawn?
As of October 2026, Pasco County is under the Southwest Florida Water Management District's Modified Phase III water shortage order, which runs through March 31, 2027. Lawns may be watered one day a week, and the day comes from the last digit of the street address.

Sprinklers may run from 12:01 a.m. to 4 a.m. or from 8 p.m. to 11:59 p.m. on that day. A property under one acre uses one of those windows; one acre or more may use both. Hand watering and micro-irrigation for plants, not lawns, is allowed any day before 8 a.m. or after 6 p.m.
New sod and new plants
New lawns and plants get a 60-day establishment period: any day of the week for the first 30 days, then three days a week for days 31 to 60, on a written schedule you keep. Pasco County sets its own days for that second month: addresses ending in an odd number water Monday, Wednesday and Sunday, and even numbers water Tuesday, Thursday and Saturday.

Permits, HOA rules and safe digging in Pasco County
We pull the permits your job needs, and we call Sunshine 811 before digging on every job that needs it, so buried lines are marked first.
If your home is under HOA rules, the board may need to approve the plan before work starts. Florida law bars an HOA from prohibiting Florida-friendly landscaping, though it can still set reasonable rules for how it is done.
If a tree has to come out, Pasco County's tree removal permits carry a replanting requirement unless the tree is exempt. Medscapes does not remove trees; we offer tree consultations, and tree work goes to a subcontractor.

What happens at a free estimate?
Doug Wilson, our Director of Operations, walks the property with you, talks through what you want the yard to do and writes the quote himself. There is no charge for the visit or the quote.
Which grass should I choose for a Pasco lawn?
We install St. Augustine, zoysia and Bermuda. UF/IFAS rates St. Augustine good to excellent in shade depending on the cultivar, zoysia excellent in drought, and Bermuda excellent for wear but poor in shade. Doug matches the grass to your sun, use and water on the walk-through.
Do Pasco County watering limits apply to private wells?
Yes. As of October 2026 the District order covers private wells as well as utility water. Pasco County also restricts reclaimed water: one cycle between midnight and 8 a.m., on your address day only, according to Pasco County Utilities.
Can my HOA make me replace my lawn during the water shortage?
Not while the order lasts. The District order says no HOA or other entity shall enforce community standards that would increase water use, including replacing plant material to meet a look.
Does Medscapes fertilize lawns in Pasco County?
No. Medscapes does not apply fertilizer or pesticides; for those, use an FDACS-licensed provider. In Florida, fertilizer applied for hire needs a Limited Urban Fertilizer certification, and weed or insect treatment needs a licensed pest control company.
